Axis Partners, LLC, an Atlanta-based real estate private equity firm, has closed on 11421 I-10, a 3.4-acre industrial outdoor storage (IOS) property in Mont Belvieu, Texas. Axis was able to successfully secure a rezoning to allow light industrial uses.

Sourced off-market, the property includes a 7,240-square-foot warehouse with 18-foot clear heights, four drive-through bays, and over two acres of fenced, gated outdoor storage, fronting Interstate 10 roughly 18 miles from the Port of Houston, in a submarket where vacancy sits below 6%.
